房子已经租了好几年,今年6月底的时候房东提出续约一年,当时没计划买房,没多想,就签了合同(直接从房东那里租的,没有通过中介)
纠结的是,近期看中了房子,如果真的买房成功,现在租的房子租金就成为额外开支(买成了房子,就要开始付贷款了),每月1700+的租金,(房子比较旧,比较难出租,好不容易才把两间小房间低价出租,过年又都要走了 ).
已经在这个房子住了好几年,续约的时候都是房东发合约过来续一年,现在能找什么合理理由跟房东提前终止合约呢?
查了查相关法律,只有 没有签约的那种,可以提前一个月提出要退租,不然除非是跟房东相互达成协议,不然就是违反合约. 这个房东很tough,不好沟通,怎么办 怎么办 怎么办 怎么办 怎么办... >_原帖由 hare1986 于 2011-10-31 17:05 发表

There are two ways to minimize the penalty.
1) If you make an offer, must add "subject to my lease expired on certain date". If your offer has been accepted, you do not need to worry about too much.
2) If your offer has been accepted, you may break the lease and add ad to some website, like "gumtree" to find another one to take over your lease asap. If you are luck to find the right person, you can inform your agent for it.
