Auction cancelled, ask for offer

Hello all,
I was told through phone by Agent, the Saturday auction will be cancelled and let all potential buyers to submit best offer by tomorrow afternoon. What does that mean? Is it really cancelled or there are few people interested in it, worthless to having auction on Saturday?

老是vender的bid，为何要shame自己呢？还不如省点auction fee呢

Since Vendor and agent never give a price guide from the first open inspection, I can see some people in the first two weeks open( I went there twice). The one in the same block with 222m2 sold in Jan 2011 638k, this one is 280m2. However, in the next block,
Sep 2011 sold two properties, 3B+2B+1G=560K, 2B+2B+2G=590. Which one I should refer to offer?
