请教：买地能拿到First Home Owners Grant吗？

根据SRO的规定，First Home Owners Grant必须是不超过75万的房子才行，那么如果我先买一块60万的地，然后再造个40万的房子，这样的情况还能拿到First Home Owners Grant吗？进一步讲，如果地上有房子，settle后6个月之内推到重建是不是符合要求呢？谢谢！
Please note that for contracts entered into on or after 1 January 2010 the grant will only be payable where the price of the property or construction of the home does not exceed $750,000, except where the contract relates to a home that is on, or to be built on, primary production land.

我想可能是标题有点误导，先买地，再建房，两者相加超过75万，是否还符合First Home Owners Grant的条件？SRO的条款给我的感觉是，FHOG跟地没什么关系，只要是第一次拥有的房子就行，对于建房来说，只要造价不超过75万就行；对旧房子来说，只要总价不超过75万就行，请问是不是这样？
