求助：关于墨尔本租房和孩子入学问题

小弟我9月底全家（太太和两个小孩）会来墨尔本定居。想在Glen Waverley租一间3房的House。有几个问题想请教各位前辈：
1、是找中介好呢还是直接在找房东好呢？
2、如果整租下来，想分租1间出去减轻负担可不可行啊？
3、大孩子明年上小学。如果住在Glen Waverley，是不是所有这个区的公立小学都可以报名，还是只能报离住处最近的公立小学？
4、租房押金一般是多少？房租多长时间付一次呢？

回答可能不全面，请了解的TX多多指正：
1、你刚登陆，中介未必愿意租房给你。他们会要看你的身份是永居还是临居等。另外希望你有之前的租房历史，但是你才来，无法提供，所以直接跟中介租未必容易。
2、整租下来，分租1间出去，完全可行。当然要是不幸租个坏租客，那就麻烦了。
3、住在Glen Waverley，不是所有这个区的公立小学都可以报名的。例如比较有名的Mount View Primary School ，她是有school zoon的，而且听说现在还要在zoon里住满两年才有资格入读。
4、租房押金和房租多长时间付一次，每个房子都不一样，具体可以和中介或者房东商量。

看起来租房比在国内麻烦多了。再请教一下，如果不跟中介租，还有什么渠道呢？

2、如果整租下来，想分租1间出去减轻负担可不可行啊？Normally the contract is set out by estate agent which tenant is prohibited to sub-let the property. However, a lot of estate would close their eyes, as long as you pay rent on time and do not messy up the place.

Popular public schools normally will tell off people straightaway, 'NO SEAT", such as Glen Waverley High. My friend's family bought a property within school zone, and would like to send their child to Glen Waverley High but initially was told that there's no seat available. Then, they walked into local MP office and get MP to call school. Finally their child got a seat three months after.
4、租房押金一般是多少？房租多长时间付一次呢？Generally one month rental for bond, and pay by monthly.
