How long is the Cooling Off after an offer is accepted?

Hi,
I'm looking to buy a property and trying to understand the process of a purchase. Usually, how long the Cooling Off if my offer is accepted by the vendor? Is it negotiable? Same questions to the Settlement Period.
I have got a preapproval. To make my offer more competitive, I intend not to put "subject to finance" in my offer. Certainly, I will add "subject to Building and Pest Inspections". Is this too risky? Or my offer will still be subject to fiannce but I explain to the agent of my confidentce?

settlement date是在OFFER上出的时候就写好的把~~可以讨论~~~cooling off好像是三个工作日把。。。不太记得了~~~
subject to building and pest inspection没啥，很多人都会写，房子没事，房主也不会觉得这条件有什么。。。subject to finance要看，貌似也有很多人写，不过俺没写~

Do you reckon your confidence in loan, without "subject to finance", helped your offer win the purchase?

5 working days. you can ask your lawyer to extent it to 10 days.
and the agent told me it start to count down from the second day
because we signed the agreement around 6pm.
