请教一下各位朋友, 前两天发生个事儿,相中一个房子,然后就出了offer,出的同时中介要求付个1000块钱,证明我们是严肃的出这个offer的,我们也就交了这个钱,但是14号(周四)出的offer,然后15(周五)号房东就同意卖了,一下就拿下了我们还有点纳闷,就是感觉太顺利了啥阻力都没有觉得有点怪,然后16号(周六)我们就又去看了一下这个房子,结果后来发现房子后院后面是一个宠物坟场~而且边上还有2个烟囱貌似像火化炉用的,我们觉得之前没有发现实在是太不仔细了,然后周日(17号)我们一大早就去中介那提交了一张取消购买合同的信,然后中介也没说啥,就说可以,然后要我们叫0.2%的钱,加上之前在那的1000块,我们还要再交个240块~有点莫名其妙了,这个不是说有3天(3个工作日)的冷静期的嘛,为啥在这个冷静期内取消合同都还要交这啥所谓的0.2% ?~ 各位大神有无懂得的指点一下哈~这个钱到底是该收不该收的哦?
Cooling-off period
You may end this contract within 3 clear business days of the day that you sign the contract if none of the exceptions listed below applies to you.
You must either give the vendor or the vendor's agen written notice that you are ending the contract or leave the notice at the address of the vendor or the vendor's agent to end this contract within this time in accordance with is cooling-off provision.
You are entitled to a refund of all money you paid EXCEPT for $100 or 0.2% of the pruchase price(whichever is more) if you end the contract in this way.
EXCEPTIONS: the 3day cooling-off period does not apply if:
you bought the property at or within 3 clear business days before or after a publicy advertised auction;
the property is used primarily for industrial or commercial purposes; or
the property is more than 20 hectares in size and is used primarily for farming; or
you and the vendor have previously signed a contract for the sale of the same land in substantially the same terms; or
you are an estate agent or a corporate body.
还有就是这个所谓的3天的冷静期到底是个啥意思~?我觉得就算我超过这三天的冷静然后再取消买房那估计也是罚个0.2% 吧~ 感觉这个所谓的3天冷静期就是形同虚设的~ |
