在Mel的Ashburton看中一套水泥房

前两周在Mel的Ashburton看中一套水泥房, 有两个问题想请教一下论坛里大虾们.
1. 有那位高人了解Mel的Ashburton这个区, 以前一直盯者Balwyn, Surrey hills & Glen Iris这几个区看,看中的买不起,买的起的看不中. 不断郁闷中最近扩大范围至Ashburton, 发现平均房价较以上三区稍低, 低自然有它的原因, 但不知道为什么, 那位能解释一下.
2. 看中的那套房子是水泥房, 听人说水泥房冬凉夏暖, 本人对建筑用材一窍不通,也望那位能解释一下.

那个区比不上GlenIris, Surrey Hills.可能要多问几个ＡＧＥＮＴ打听一下．不过时代也会变更的．历史不代表将来．交通方便，环境好，是关键吧．

There're many commission houses around Ashburthon and some area has security problems. The house price on Ashburton is devided by High St, on the park side of Ashburton is more expensive than the other side of High St.

I have attached a map of Ashburton, would you mind telling me how is the area as circled on the map?

Most of commission houses around Alamein station and on the alamein Ave. for the circled area, it's close to ashburton recreation centre, which is good. Please check surounding properties, whether most of them are houses or units, this factor will affect price. The house price(700sqm) on Fakenham Rd will vary from 800K to 1.2M but the circled area only worth 55K-75K.

Thx for yr info, almost going to pull the trigger on the following one, dont really think I will consider it anymore.
