GENERAL CONDITIONS
General Comments
Moderate to high moisture readings were detected to several walls possibly due to elevated external ground levels ,
lack of ventilation to subfloor areas, or inadequate surface drainage to external perimeters. Rectification is required to
prevent future deterioration.
INTERIOR
Bathroom
The shower rose is leaking and requires repairs/replacement to prevent further deterioration. It is recommended that
a licensed plumber be consulted for further advice.
W.C.
No floor waste was visible at the time of the inspection and, in the event of the toilet leaking /overflowing, flooding
would occur. This is considered poor building practice.
Garage
The door and door jamb are weather damaged and require repairs/replacement to provide a satisfactory finish.
The concrete floor has significant cracking. It is recommended that removal of this item and relaying be carried out to
obtain a satisfactory level surface.
SUBFLOOR
Subfloor Soil
There was evidence that water has previously been pooling in the subfloor area. A plumber should be consulted to
check all water/drainage lines for compliance/damage and to prevent further water entry to the subfloor which may
cause movement of the foundations and/or moisture damage/decay.
Ventilation
It is recommended that additional ventilation be provided to the subfloor to allow continual movement of air throughout
the entire area. Adequate ventilation reduces the risk of moisture and termite problems within the dwelling.
Floor Frame
Timber members adjacent to the bathroom have significant decay and there is a high probability of further concealed
decay. All decayed timber members should be removed and replaced to provide structural adequacy.
EXTERIOR
Rear Pergola
The downpipe to this area has been connected to the original downpipe of the dwelling and this is considered
untradelike. It is recommended that a separate downpipe be installed to this area to allow the correct dispersal of
water to the stormwater lines.
Roof Gutters
The roof gutters/downpipes are corroding in some sections which require replacement to allow the correct dispersal of
rainwater to the stormwater lines and to limit probable damage to the surrounding finishes.
Roof Flashings
The roof flashings have deterioration cracks/damage and replacement is required to prevent probable water entry to
the roof space.
Downpipes
Several downpipes to the property were not connected/not sealed to the stormwater lines to allow the correct
dispersal of rainwater. Rectification is required to prevent deterioration of the surrounding surfaces.
Wall & Gable Cladding
Decay/damage is evident to some sections of the cladding and repairs /replacement in the near future will be
necessary to prevent further deterioration.
Windows
The damaged/missing sash springs are in need of replacement to make several windows operational.

THE SITE
Surface Drainage
It is recommended that additional surface drainage be provided to the left and rear elevations, to prevent long term
maintenance or settlement movement from surface water damage.
Ground Levels
The left, right and rear elevation ground levels should be lowered below the level of the timber floor and subfloor vents
to prevent moisture problems within the dwelling.
