The inspected dwelling is a two-storey brick veneer structure supported on a concrete slab. The house was found in a fair
condition in regards to its age. Defects were found at the time of inspection; some defects are mainly associated with age, some
are due to lack of progressive maintenance and some are common with most pre owned homes. The inspector has highlighted the
following items for the client's immediate attention:
EXTERIOR
Weep Holes and Vents:
Weep Holes:
· The weep holes (vertical slots to the base of the brick walls) are blocked in some areas. These may
have been blocked by gardens or levels of external paths and/or patios. Weep holes are necessary
to allow moisture to be removed from and to ventilate the wall cavity. This issue may also
compromise any pest management to the structure. Rectification is recommended.
GARAGING
Garage:
Ceiling Condition:
· The condition of the ceilings is generally poor. Severe undulations were noted to the ceiling lining.
Replacement of ceiling lining may be necessary. Sagging was noted to the ceiling lining. This
may be the result of lack of adhesion to joists and re fixing is advised.
