看中套房子,要了SECTION 32,在RESTRICTION里有这么个条款,不是太明白,请大虾们指点,感谢!
It should be noted the sewerage act and Melbourne metropolitan act provide that sewerage and water authorities do not have to lay pipes within a registered easement. Any sewers or drains may be laid outside a registered easement however, the vendor is not aware of any unregistered easement. It is in the best interest of the purchaser however that the purchaser check with the relevant authorities for details of any sewers or drains laid outside registered easement, prior to signing any contract of sale.
The purchaser is to note that there maybe underground and or overhead electricity cables, underground and or overhead telephone cables and underground gas pipes (if applicable) laid outside registered easements.
The property is sold subject to all easements, covenants, leases, encumbrances, appurtenant easements and encumbrances and restrictions (if any) whether known to the vendor or not. The purchaser should make his own enquiries including whether any structures or building are constructed over any easements prior to signing the contract, otherwise the purchaser accepts the location of all buildings and shall not make any claims in relation thereto. If the property sold includes common property the purchaser purchased the property subject to the strata titles act 1967 and/or the subdivision act 1989 and owners corporation act 2006 (as amended) and the regulations made under each act, the unit entitlement and the unit liability and all other matters or restrictions set out in any plan, scheme, regulation or by-law and the rules of any owners corporation.
