No3-40年的brick veneer,做building & pest inspection 的时候,inspector ms很认真,一个多小时后口头告诉我还可以,但指出几个问题,比如crack,怀疑白蚁等。当时很放心了,但回头拿到报告发现比那个写的严重的多。特担心以下几个问题,求高手意见是否继续付款?还是walk away.
1。cracks: 外墙有多处裂缝,有的比较长,有个别穿过砖。还有一些是砖缝开了。plus: white brick with uneven surface, any idea?

2。白蚁:没有见到活动的,但根据楼梯角的木头rot和敲墙后的沙拉声给出意见是有“visible evidence of subterranean termite workings or damage found?’

1. A significant amount of structural cracking was noted in the external masonry walls. Large
stepped cracks and long vertical cracks were noted to a number of areas particularly
around the front of the building. Cracking of this type is generally an indication of
inadequate footing design. We are not structural engineers and cannot comment on
matters of engineering. Recommend engaging an engineer for further comment prior to
purchase.
2. Evidence of leaks was noted to all three shower recesses. This is an indication that the
waterproof membranes have failed. The installation of a proprietary waterproof grout
system is a common superficial repair that can help to prolong wet area service life and
limit the chance of moisture damage to the surrounding areas. A full bathroom
refurbishment including new tiles, waterproof membranes, fixtures and fittings is generally
recommended.
3. High moisture readings and visible moisture damage were present to the downstairs areas.
Parts of this downstairs area are essentially below ground level and may be subject to
lateral water penetration. This is also a high termite risk - sounds consistent with termite
damage were audible when knocking on the internal lower walls to the rear addition -
concealed damage may exist. See pest report.
4. The downpipes are not connected to the stormwater system in some areas and are
releasing water around the base the building.
5. The lead roof flashings are cracked and damaged and do not appear watertight, this can
cause leaks.
6. The handrails to the front and rear verandas and internal staircase do not comply with
current building codes and are a potential safety hazard.
7. Cracks were noted to the internal plasterboard walls in some areas and can be an
indication of structural movement.
8. Damage was noted to the base of the stairs and is consistent with termite damage or wood decay. |
