I am looking to buy a house for living.A house ticks most of my boxes except some cracks on walls. I decided to give it a go.
It's tenanted and the lease will last till October next year. The asking price is between $410k and $420k. There were only two groups of people at the inspection. The other one apparently seemed keen on this house too.
I put in my offer of $420K just now, which is subject to:
  1. Finance (I have achieved preapproval)
  2. Satisfactory Building and Pest Inspections.
  3. Vacant possession by the settlement.
The settlement period I require is 30 days with a deposit of $10,000.
As Christmas is coming, I would like to extend my settlement period up to 6 weeks if the tenant needs to stay longer to find a right place to settle down,
This offer is only valid by 12.00 pm on 19 November 2013.
The agent replied me as follow.
Hello J,
Thank you for your offer, I don't like your chances, regarding having the tenants out, I did speak to tenants last night, they don't want to move that quick.
Will speak to the owners after 10.30 am this morning

I intend to bring my family here and can't wait too long to settle. Also, I think my offer may be too high.

提供點補償,看人家願不願意早點搬,不然租約沒到期,你也不能強迫人家搬

楼主经常这样发信，发作文类的，中介可能感觉没有特别的诚意。
真想买，想要，就拍下几百定金！contract上签字（subject to： xxxx 你的条款） 反正有cooling off period
这样作文样式的，没撂下钱，中介觉得不是很认真serious
