$105 discharge registeration fee, vendor should pay for it but the bank does not have the relationship with the vendor and the bank will be the final entity to register the mortgage thus the bank will charge you the money on government's behalf. your solicitor/conveyancer should make the adjustment on the balance sheet. eg. you suppose to pay vendor $100k, becuase of $105 then you will only pay vendor $100k-$105=$99,895
$105 mortgage registeration fee, you are accountable for it because government charge the mortgage registeration fee.
$1500 adjustment fee, it might be the adjustment of the council rate, water rate, strata levies etc. some vendor pay the rate quarterly or annualy. for example, vendor pay $1000 full year council rate for the period of 01/07/12 to 30/06/13, during that period vendor sold property to buyer and settled on 31/12/2012. in this case, the council rate notice needs to be adjusted, you will be responsible for the council rate from 01/01/2013 to 30/06/2013, which will be $500 |
