今天收到pest inspection报告了，恳求各位帮忙看看这房能不能买

没有白蚁应该就没啥问题，这么跟你说吧,INSPECTOR经常的做法是吧你的房子的问题无限夸大，这样他们就没责任了。买不买是你的问题，反正他们钱已经收了，不买更好，你下次做还得送他们一份钱。
最安全的做法是直接打电话给INSPECTOR，直接问他有多严重，另外问他修要多少钱。

我们买房的时候Inspection，发现的问题，后来修的时候证明都是小问题，可以不修。
后来需要修的大问题，inspection的时候都没发现。
估计是找的人不对

inspector的报告基本什么用也没有

这种报告基本就是几个词MINOR MAJOR， 来回不停的排列组合的用。 墙上有点掉漆就MINOR。
基本上很多人要这报告也就看个白蚁吧。 其他的里面的问题他不能拆房子也看不到， 外面的问题， 你自己也看的到， 就这样。

应该是没有问题。一般只要没发现白蚁就没事，而且我看你贴上来的部分说的 Damage is moderate to severe好像指的是sleeper

越看报告越搞不清了。Building Inspection好像是说外部地面白蚁侵蚀严重，肉眼看不到的地方也可能有白蚁侵蚀。维修费用将会很庞大

The substantial timber retaining wall at the front of the property is deteriorated, partially due to termites and reconstruction is now required with costs being in the order of $5,000 or $6,000.  However, the presence of termite damaged timbers on this property presents a substantial risk that termite damage may also have occurred in the concealed timber floor, wall and roof framing not exposed to view and should termite damage be present in these areas, costs involved in rectification can be in the order of tens of thousands of dollars if not in excess of a hundred thousand dollars.
这是间约35年的单砖house，曾经有过白蚁我是能理解的，怕的是有重大问题，到时没钱修，也卖不出去

看现在是否有明显的“Active"白蚁活动迹象就行了，一般这种报告都是写的越严重越好。
一是写的严重些后面Inspector就没责任了，出了问题都是你的。
二是写的严重些可以问你用不用那种红外探测仪去看墙里的白蚁，一用那东西就又是一笔费用。
