交换合同后，卖家可以反悔不卖吗？

agree, buying a property for living is never easy, so I always ask my friends buy quick, but some of them still waiting, now the price already got up 10%...I feel sorry for my friend, but what can I do, that's the market trend, the more time you wait, the more you pay.

No, I am not an agent. I talk so professional because I spent half year to buy the place now I live, I know many things, and I think I can predict the trend, so I would like to help people in OURSTEPS and my own friends. Because I suffer the pain, so I would like to share more info here to help people, and also I got a lot of help from everybody in OURSTEPS EXCEPT AGENTS.

not 100% sure, but in my opinion, SYDNEY NORTH AND INNER WEST will still be hot, north west may remain the position, but some area like Auburn western suburbs, will drop 5%( but the house over there already increase a lot in part year )
but long term, everything gets up.   
two reasons, the market cooled down so far, I think:
1. strong au dollar, Chinese thinks not worth, they wait.
2. budget plan, investor wait the budget plan final result.
I think second one is the most important, because these people are so rich beyond you think, they just wait the price goes down, and they can buy in easily.  
That's why I said people buying their own property, buy quick, the future is really scary if the price booms up and your budget will be smaller and smaller.
personally idea, let's wait and see.
