我在WL， site cost  7000多，加上COUNCIL REQUIREMENT 3000， BUSHFIRE（最新规定）的3000多， 总共14000 FIXED
这个要看SALES的，我觉得，多谈谈不是压得下来的

I got quotation today from Deb Lawrence, there are some Council fees which simonds never mentioned to me.  details are as follows:
5.1 Council costs vary between municipalities and these costs will be confirmed at
your tender appointment. $1500
Note: An allowance of $1,500 - $3,500 for temporary fencing, sediment control
and crushed rock should be allowed for.
Allpowance in quote $1,500 based on 1.8m fencing on both side boundaries
already erected.
5.2 Provide additional works to comply with BAL 12.5 construction requirements as
specified in Australian Standard AS 3959, for double storey homes standard floor
plan only, up to 33 squares: $3,441
whether these fees have applyed on your house??
appreciated your help.
Including:
- Screening to weepholes and external vents.
- External Fascia and cladding Gaps as specified under AS 3959.

BAL12.5 就是新出台的BUSHFIRE REGULATION， 政府指导价 是3000-3500 （excl. GST, up to 18sq), 你房子多大阿？
1500-3500 是COUNCIL REQUIREMENT的，是差不多这个价的。
另外就是SITE COST, 这个根据地不同，6000-一万多都 是不等的。
好像就是这三个必须要在房子基础价 上要加的，别的UPGRADES就要看你个人选择了。

我去实地看过，这个FOAM就真的是泡沫塑料，和包装用 的完全没差，是很让人担心，据说外面还弄点钢斤，然后再RENDER。。。
