马上final inspection了，却出现这样的问题…

你想推迟settle的话，如果vendor坚持不能推迟，就没什么希望了，教会你用东西真的不是他的责任。而且settle前inspection时发现小件东西坏了，都不是他的责任，只不过从公平的角度看，有时候agent和vendor就把小件修了，大家都省点功夫。

可以要求vendor提供说明书——不过也看vendor的习惯，有的电器什么太老了或者说明书丢了也没办法了。。。

You must go for final inspection.
1. Check whether any large quantities of rubbish or unwanted items that were left in the house or garden area, or garage. If there were, it's your right to ask them to dispose. Otherwise, you would have to spend money to remove them after settlement.
2. Check all equipments whether they were workable, otherwise, you would have to pay for a new one after settlement. However, the equipment was old but still working, then you have no right to ask them to change. Unless they have specified before you purchased the property.
3. Check if there's any "big" damage after owner has moved out.
After that, you should advise your lawyer whehter you are satisfied with the house condition or not. If there's any problem, you would have to advise your lawyer before settlement.

希望一切正常，上次租房子热水器不工作找水管工来了五分钟，就被收了100刀

我们不想推迟settle,因为租的房子马上到期了，希望能顺利搬进去呢

估计够呛了，房子都快60岁了，估计电器啥的也不会年轻了，不过他们新装的烤箱倒是有说明书

这也不难呀，不懂用的东西就说不工作了，然后AGENT就会跟你一起把它弄工作起来，实在不行就会打电话问房东的不是吗？反正你就看到都工作了才算。
