This is how it works:
Whoever gets the listing, meaning sourced the property, gets around 21% of the total commission.
Whoever sold the property, meaning sourced the buyer, get around 24% of the total commission.
If that person sourced the property and then sold it, he gets around 45% of the total commission while the company he works with get the rest.
To determine the % of the commission, regardless of the size of agency, you NEGOCIATE!!!
It is up to you to negociate how much commission you pay to the agency, it can be 1% (if it's a 10MIL property?) or it could be 2.5% if it is a 500K property?
The case where agent sell the property higher than your reserved price, does NOT mean the agency and you share that amount. An agreement has to be in place first, e.g. I think my house is worth and can sell for 800K, but to get the agent working harder, I can tell the agent that for every $ that goes above 800K, I will give him 20c tip. That is an agreement between me and the agency!! |
