啊,真是要疯了,卖家已经接受我的offer了，结果exchange contract之前居然反悔！再更新

加吧，既然喜欢不要计较这5000快。
我现在就等着中介要我加价呢！说了一个offer，中介说close但需要等房东回来了再商量（目前overseas），上周四说的快回来了，现在还没消息。强忍着没打过去，眼看一个星期过去了。老实说我真盼望他给我电话我可以加价呢。现在都不知道什么情况。

It's very important to consult experienced people when buying a house. I have never heard anyone paid 10% deposit before contract was signed. Normally paid few hundred dollars when signing an offer. If the seller did not accept your offer, the estate agent should refund you straightaway.
I think you would be better to give up and get back all 10% deposit. Learning a lesson by paying legal & inspection fees.
Normally there's cooling period, plus you can add clause into your offer. Such as subject to finance & house inspection, certain items might have to be remained in house after settlement.

Then, you should tell the estate agent that the 10% deposits was based on the acceptance of your old offer. If the owner changed his mind and wanted to increase price and you don't accept the new price, then the agent should refund your 10% deposit straightaway.

其实换做我，我就不加了，你加了2500，要是对方也不同意，我觉得对方就是拖一下，但是真的太恶心了
还有个问题，这房子多少钱，要是上百万，多5000也真没什么，要是50W一下，5000也不少了，百分之一呢

I don't think you should buy this house. It looks like this house won't bring you a luck, and already started to give trouble to you from the beginning.
