[全澳] 菜鸟求助

两周前看中一个apartment, Auction, price guide $600K+, 今天offer了$595k,中介说不接受口头offer,要我们把offer放到contract上,然后他拿给房主看,但不保证房主会接受offer.
这种情况,我有以下疑惑:
1. 不是应该房主接受offer后再签contract吗?如果现在签了contract,拿给房主看后,他又不接受offer呢?
2. 我现在应该找solicitor看合同吗? 还是等房主接受offer后,再找solicitor看contract?但这又和中介的要求不符. 很是迷惑.
3. Solicitor是每看一份合同收一份钱吗? 那万一签了合同,房主又不接受offer,岂不是白付钱?
请各位前辈指教这种情况应该怎么办?
以下是中介发过来的原文:
"4. If you would like to make an offer prior to auction, the owner has instructed that genuine & unconditional offers only will be considered. In the event they decide to accept your offer, contracts may be exchanged immediately which is to the benefit of both you and the owner. Therefore, the offer must be presented in the following format by providing the following 3 items to us directly;
·         A signed contract at your desired offer (we suggest it is your strongest and final offer)
·         Deposit cheque made payable to ‘McGrath Estate Agents’
·         A 66w Certificate signed by your solicitor or conveyancer (waiving the cooling off period)
N.B if you would like to make changes to the contract as part of your offer, simply write these in and initial them"
