有游泳池的房子

看中了一个house，但是里面有一个游泳池，我不了解游泳池，感觉是一个鸡肋。有几个问题请大家帮忙:
1.看到有不少裂缝，但是中介说没leak，以后可以补补就好了，不知道是否真？如果能补，多少钱？
2.没有栏杆，法律上是否有要求卖主要加上才能卖？
3.游泳池的设备，一般有什么，譬如pump什么的，有什么问题我需要再跟中介confirm的？
4.听说维护费一年要至少1千元，是否真？pump是否每天都要开？
5.里面不是瓷砖，很丑，像个大碗，如果要弄瓷砖要花多少钱？不弄瓷砖，重新paint一般要花多少钱？

关于游泳池有个有趣的改造法。。到一个朋友家bbq。看到他家把游泳池上面加盖子。做成类似地窖的。人还可以走在上面。感觉很有意思。就是不知道具体实用不实用。
可能鸡肋变鸡腿了。。。。。

不是天天爱好游泳的人,保养一个游泳池,是个头疼的任务!很多人都把它填了...

如果其他都还满意，就买吧。游泳池固然讨厌，但毕竟不是不治之症。

Purchasers are advised that Regulation 5.13 requires that pools or spas have barriers installed to restrict access by some children to the swimming pool, within 30 days of the date of completion of the Contract, or, in the case of a terms contract, after the purchaser becomes entitled to possession or to the receipt of rents and profits.

也就是说，卖主]免责，但是你买了你在30天内要装上。

什么样的盖子？木头的？
听说水不能抽干的，要不会被挤压出裂缝的，到时候就不治了。

滚滚而来

在游泳池上面横放木头支架。然后上面钉上plywood。就封住了。
不过我不知道。水干了。游泳池就裂的说法。

这个我听说过，看似还是有道理的，力学的作用啊。

1,买游泳池的房子最好是游泳池能运转的，这样可以及时发现问题，其实水泵和过滤系统都不是大问题，就怕漏水或者管道有问题，如果这些都不清楚，看上去又不好，我觉得至少得预算一万以上的维修费用。
2，栏杆肯定是得安装的，房东肯不肯给你按就难说了。
3，平常维护费用一年一千算的比较保守，是所有设备都正常的情况下，预算么还是宽裕点好，最起码1500左右。
4，如果房子确实好，价格多个一两万也肯买的话，这游泳池就当赌一下了，不行就花钱填了或者修好。如果不是的话，还是建议楼主放弃吧。
