很正规的格局，是唯一一家有平地的，只是有点平板，印度人屋主老夫妇在里面，大概想听看法。离beecraft road太近，太吵，LG马上否决，85万。
这个房子auction 我去了。我出80万。一个印度人出81。然后就没有人出了。房东刚上市的时候开始要90万以上，估计想钱想疯了。

beecraft很多房子地都是很大，在1500平方以上，所以整个平均房价上去。
很多地方很优美，虽然是坡地。最大的特色是家家户户的花园打理得极赞，我曾经在去年8，9月之间在那里看房，非常喜欢。
要说缺点，离火车站1公里之内的房子再破，地在9百左右均要上百万。离火车站2公里左右，9百平方的房子在90万左右。
至今还耿耿于怀我心仪的房子，虽然正式拍买只在2家人家之间，我们还是没有底气抢过人家。

50A Hannah St was sold $925K last May, More than 1300 m2 and much better house than this. Compared with 50A, this one only worths 800-900K, i think.

50A是后面的房子啦。通常，前面临街的房子会好些贵些。另外，买房其实就是在买地，地大，平，方整，静街，离车站近，是整个房价最重要的因素。
我以前看着不可思议的拍卖价也总是在想是不是有托，其实，应该是没有的。这就是市场，哪怕只有一个人跟你抢，也可以把房价推得很高。
有个朋友去拍卖，业主只要$900K就可以了，他当时考虑$950k在拍卖前拿下, 可惜没有努力去试, 结果现场就一个人跟他抢，他死活加到$1.09M才拿到，差点对方就以为他是托了。房东高兴坏了，我们心里都觉得贵，不敢说，半年过去了，他的邻居卖了个更不可思议的高价格。邻居这个房子论坛还有人讨论过说贵，卖不了这个价，说业主想钱想疯了，可是，几周过去，邻居居然真的以更高的价卖掉了。我也傻眼了。

Thanks for your explanation. I think Sydney is big enough to find good house with suitable price. I can't understand why Chinese people are only interested in a few called 'Chinese Suburbs'. Except these areas, many other areas are also nice and affordable. Look and shop around more areas, not only listen to the other people's story, you will find many other suburbs are nice too and even better. We have a lesson about this, we started to look around Epping, beecroft and Marfiled since 2007, but always many competitors, even in second half year of 2008.  One of my collegues recommanded us to have a look at upper north shore area, when we lokked around these areas, we think how much we spent is worth. sometimes we have to change soemthing and accept other people's ideas. Just try more areas to look and shop around, you will find another different story.

，赞同。其实大部分的拍卖应该还是没有托的，有一个竞争对手就足以吐血了。
当市场处于上升期的时候只有出到一个其他人都觉得crazy, unbelievable, 傻A 。。。的价钱的时候才可以买到，有钱难买心头好~~

I don't think Beecroft can be called as one of Chinese suburbs. Instead, it's regarded as typical local suburbs.
