看中一套房子,打算去参加拍卖,看了报告,但是不太懂,求高人指教,这些问题会不会很严重,如果接收下来,要花多少钱去维修?
EXTERNAL AREAS
FENCES & GATES
The fences are leaning and repairs will be required.
PATHS/PAVED AREA
The paths/paved areas are being adversely affected by tree roots. This should be rectified and
repairs carried out.
ENTERTAINMENT AREAS
Gate to the pool area does not self-close and requires repair and or maintenance.
ROOF SYSTEM EXTERNAL
EXTERNAL ROOF
Flashing material is of lead. Flashing is split, in poor condition and will require rectification to the
following areas; Gable/s.
INTERNAL AREAS
WALLS
Walls to the area are moist and this may be the result of a plumbing leak, rising or lateral
dampness. Recommend further invasive investigation be conducted to determine the cause of the
moist area.
WET AREAS
LAUNDRY
There is no visible floor waste and no way for any overflow of water to escape. In the case of an
overflow water may enter areas adjacent and cause a safety hazard or damage. Recommend a
floor waste be installed or a fall be provided to the external of the building.
UTILITIES
SERVICES
Smoke detectors are fitted, however, the positioning, operation or adequacy was not tested and is
not commented on. It is advisable to install an earth leakage circuit breaker (safety switch).
