求教：building inspection里提到几个问题，不知道算不算严重。

看中一套房子，打算去参加拍卖，看了报告，但是不太懂，求高人指教，这些问题会不会很严重，如果接收下来，要花多少钱去维修？
EXTERNAL AREAS
FENCES & GATES
The fences are leaning and repairs will be required.
PATHS/PAVED AREA
The paths/paved areas are being adversely affected by tree roots. This should be rectified and
repairs carried out.
ENTERTAINMENT AREAS
Gate to the pool area does not self-close and requires repair and or maintenance.
ROOF SYSTEM EXTERNAL
EXTERNAL ROOF
Flashing material is of lead. Flashing is split, in poor condition and will require rectification to the
following areas; Gable/s.
INTERNAL AREAS
WALLS
Walls to the area are moist and this may be the result of a plumbing leak, rising or lateral
dampness. Recommend further invasive investigation be conducted to determine the cause of the
moist area.
WET AREAS
LAUNDRY
There is no visible floor waste and no way for any overflow of water to escape. In the case of an
overflow water may enter areas adjacent and cause a safety hazard or damage. Recommend a
floor waste be installed or a fall be provided to the external of the building.
UTILITIES
SERVICES
Smoke detectors are fitted, however, the positioning, operation or adequacy was not tested and is
not commented on. It is advisable to install an earth leakage circuit breaker (safety switch).

以下纯个人意见，仅供参考：
栅栏和门，栅栏有点歪，应该不影响使用。要换和邻居一人一半。
过道可能有树根影响。这个可大可小，树如果很大，根会村上过道或车道，把水泥顶开，建议实地考查。
泳池没有自动门，这个如果有孩子一定要装，防止溺水！
屋顶防水材料老旧，在外墙部分。这个不懂，问律师。
墙体潮湿，可能是管道破裂或者有横纵水流，具体我也不清楚，问律师！
洗衣房没有漏子，就是水池如果堵上了，水管又不停流水，水要能排出去。
烟感器装了，但是没试！
