No very familiar with Doncaster. Land value depends on the location and whether it is in high density area. Like near Box Hill Central 1400m2 land could be more than $4.5m or $1.1m a bit far on Elgar Road. The property is in a quiet area. Close to shops schools and bus stops. Convenient family area. Not sure the back yard can be subdivide or not.
