If that is the case, i think you guys need to think carefully.
1. what if no one rent the place for 1 or 2 months?
2. what if he loses the job?
You should have a contingency plan for the unexpected shits.
My suggestions:
Put 50k as deposit to buy an investment property and keep 50k in the offset account for your principle home.
So you will get the following advantages:
1. Maximize the tax benefit on the investment property , as the interest will be higher than putting 100k deposit
2. You will be able to pay less interest in your principle home
3. IF shit happens, you will still have 50k as backup. (I believe, it will be enough for 6 months at least?!)
