卖房中介一般收多少中介费？求经验

2.2% + 2k 广告。。 差不多都是1。5-2。2之间。

What is incentive commitment? How much would that be?
For example, McGrath evaluates the property as $500K, so they will charge your normal commission 2.2%. However, if they said they could sell $550K, then from $500K to $550K, you need to pay 10% incentive commission.

I prefer OZ agents. They have better customer data base. But it also depends on your property. For real good one on a good location, I will choose McGrath. However, if the property is just so so, I will choose the other agents, such as LJ, L&S or Raywhite. Sales person is very important too.

Well, thanks for that. How did you distinguish a good sale person or a bad one then?

1% 到 2.x%都有，卖了几次都是找2.x%的，到最后如果有买家，价格差不多 ，你就咬住不降价，你可以要求或agent会主动降到1.x%成交。

Talk to them and get the feeling. See their recent sales performance as well. It is a homework to be done before you sell your property.
