It takes me 55 minutes drive to city from lalor in weekdays. local traffic are generally less busy from lalor to preston (high street). it is starting to build up around st geroge road in thurnbury. so you need to turn right into rathdown street, North Carlton to avoid the traffic queues.
avoid old houses in lalor. you should buy into the new lalor mosaic/carlingford estates. All houses in mosaic/carlingford estates are less than 4 years old and very close to the costoc/melbourne veggie/fruit/flowers wholesale markets sites and a propose new highway entry.
properties prices in lalor/epping can increase from 400K to 700K easier/faster than eg 700K to 1 Mil jump in Preston area. If you got 1 mils why buy into Preston? you can buy into some of eastern suburbs then like Vermont/mitcham instead.
But for 600k you can not buy a good property in Preston. so people will move a little bit further out. so lalor/epping are becoming the next property hotspots.
average price to build a house in Melbourne is around $400K. so we are no far from the basement. a price hike is highly likely due to will be open costco and veggie/fruit/flowers wholesale markets in 2014.
it is good get into the market before the market and investors are starting to appreciate these areas due to higher population and higher employments prospects.
think of footscary (where the existing Melbourne veggies/fruit/flowers wholesale market located). it is drug infects and now African rules suburb, but now it is a million dollars suburb.
