QLD Home loan Rate is lower than Sydney

I find out that QLD home loan rate is lower than NSW.
I got home loan rate 4.78% (50w, NAB, waive first year annual fee) in Brisbane for investment property in Sydney.
But I realize that in Sydeny it is very hard to get the same rate. In Brisbane, it is very simple. You can get even lower.
Maybe you can have a try in QLD.
