From experience some agent works for the sellers to get high price. They build good reputation so they can get more good properties for sale.
Some other agents prefer to strike some good deals to help buyer to buy their property. Buyers will like them because price is more reasonable and agent will have higher turn over rate.
Example of first case is woodards, buxton in oakleigh, Vic.
Example of 2nd case is barryplant in reservoir, bayswater, Vic.

现在房价高，佣金比例可以低些了，
悉尼西区1.5%含GST比较合理
但是有的鬼佬公司不干的
