The Australian Labour Force numbers for November have just been released.

They came in considerably better than expected overall:

Australian Labour Force figures for November were:

         - Employment             +31,200                      (consensus +5,000)
         - Unemployment Rate  5.7%                            (consensus 5.9 %)
         - Participation Rate                65.2%                         (consensus 65.2%)

Full time employment increased by 30,800 , with the remainder made up by a rise in part-time employment of 400.

These numbers are very strong indeed and will reinforce the RBA’s decision to hike rates – this makes it highly likely they will increase rates yet again at the next meeting on 2nd February 2010.

The rise in housing cost during the past 10 years was unmatched in any historical data. You really need to consider whether the world can really sustain this massive price rise for another 10 years.

实际上还是供求关系的问题。澳大利亚的房产交易多数已二手房为主，新房每年规划的数量固定，随着人口的不断增长，市场的主体是房源供应不足，需求强劲。所以房价的涨跌很大程度上依赖由房源的数量决定了，所有的房产持有者，只要能够达到收支平横或者能够承担贷款的压力，都愿意在房市好，市价高的时候进入市场，反之则持有房产出租，并不进入市场，这样就意味房价很大程度上是维持在一定的水平，很难下跌，当房市好的时候，需求强劲，进入市场的卖家多点，房价天天涨。而房市差的时候，需求不高，进入市场的卖家也是少之有少，价格虽然不很猛涨，但是跌的可能性也很小，毕竟房源太少，除非那种急于出手套线的卖家。总体上来说，只要澳大利亚房屋供应的缺口存在，房价很难跌。这点和中国完全不同，中国属于房产商主导开发，新房量非常大，市场完全由大的地产商来主导，当他们撑不住的时候，房市有大跌的可能，一旦出现那种情况，政府将会出面干预。
