During January and February of this year I was often being asked if the 2014 real estate market was going to be as strong as it was in late 2013 and my answer was to lean to the conservative and suggest the market may stabilise but don’t expect it to continue to rise. The evidence however, suggests that the first two quarters of 2014 are going to be very, very strong.
The Epping and Eastwood markets are incredibly competitive with sales in the $1,500,000 to $2,000,000 being recorded with regularity.
This has also seen the Beecroft and Cheltenham market enjoy an increased level of activity that has started to see strong sales in the $1,500,000+ range
as well as some strong sales over $2,000,000.
Strong interest from Chinese buyers and investors has been well documented, but we are certainly seeing evidence of this locally.
In local news, I expect there to be a lot of activity in Beecroft Village this year with hundreds of ‘off the plan’ apartments hitting the market in 2014 and 2015. I watched the redevelopment of the Stamford Hotel on Epping Road, by CBRE closely late last year in which nearly 400 apartments sold in a day. I would expect the same to occur in Beecroft. If you are interested in purchasing apartments in the Village my advice would be to register your interest as soon as they are advertised because demand is sure to be high.
Furthermore – there is also going to be more Seniors Living opportunities in 2014 and 2015 on the back of the highly successful developments at ‘Maldon’ on Murray Road, and ‘Eaton’ on Copeland Road. I will be involved in the sale of these opportunities so if this is of interest, please contact me privately to discuss. These are a great option for local downsizers.
Lastly, on the back of an auction in Epping on Saturday, I am sourcing a home up to $1.7million for the underbidder. If you are thinking of selling and believe your home sits in the $1.4m - $1.7m range, please contact me as there may be an opportunity to sell off market.
Thanks for your interest in local real estate matters and as always, Go the Waratahs.
