There are a lot of factors you need to consider.
1. Can you do something to the property to increase its value? With unit, you can probably only do renovation. With a house, you can do more, e.g. renovation, extension, subdivide, granny flat etc.
2. What's the vacancy rate in the area? Is it easy to rent it out? Do you have a lot of competions nearby?
3. Is the location good? Close to transport, shops, schools? It doesn't matter if it's good or not-so-good suburb.
4. Is the price being offered overvalued or undervalued?
5. What's the rental yield?
6. What's the future planning in the area? Any public investment or private investment planned?
