My personal experience for not going to fix rate home loan as follows:
1. You can not deposit early payments to loan account in order to reduce your interest payments.
2. Secondly, all banks charged more than 95% interest payments for the first 5 years. Therefore, you would find your actual principal amount were not paid back much to the bank.
3. If you had fix rate home loan, the first 3 years interest payments were more than 95%. Then, you turned to variable interest rate after 3 year loan contract ended. Then, there would have another 5 years were more than 95%. All together you are paying interest expenses more than 95% for totally 8 years.
I would rather choose variable rate, and paid first 5 years the most interest payments rather than 8 years.
