It depends on your repayment type. If it's Interest Only (IO) then I do believe no one will be confused because it's quite stratighforward to see the interest repayment will be reduced due to the large amount of the offset until become Zero interest repayment if the balance of the loan amount is the same as the balance of your offset account. eg. loan balance is $400k whereas your offset account balance is also $400k for the whole calcuation month and your repayment is Interest Only then your interest repayment for that month if Nil.
However, for the same situation, your repayment is Principle and Interest (PIF) then assume your minimum repayment is $2,517 (base on $400k loan amount & variable rate interst rate 6.66%pa) to work out and allocate over 30 years term. Even thoug your don't pay any single cents interest and you will still have to pay $2,517 repayment($2,517 will be the 100% principle whereas Interest portion is NIL).
PIF loan minimum repayment will be calcuated base on the loan Limit and interest rate.
for the above example, $400k loan limit @ 6.66% to work out $2,517 minimum repayment, say RBA cut cash rate by another 0.5% and your bank also passed on the full cut. Generally speaking, your minimum repayment will not change for the 1st 3 months it's still $2,517 pa. However, your interest portion out of $2,517 will be reduced. Normally, bank will need time to recalcuate the minimum loan repayment based on the new rate. |
