Not a very good way. Because the interest rate and principal repayment calculation will kill your friend every time he/she needs to do tax.
In this case, the split of investment and self-used loan is 75%-25%. ATO rules said that whenever you repay a loan, that repayment has to be split according to the same ratio. Said you repay 1,000. You can't said you are repaying your self-used part and the investment loan is still 100K. It has to be 750 for self-used part, and 250 for investment. Now your investment loan is 99,750. Imagine you have to keep this data for every year's tax return?
I assume your friend needs that 300K as the deposit for new house? One way to do it is to talk to the bank. Reduce the loan amount in the old loan to 100K (can't redraw it anymore). Then use both the old and new house as securities for the new loan. You can only do this with one bank as other bank will not accept a property with existing mortgage as a security.
The other way is to reduce the loan limit for the old loan to 100K and keep it as investment loan. Apply another loan of 300K as a second loan from the same bank. |
