補充一下剛才說的每年的fee那邊,
As the beneficial owner of the property and the borrower of the loan, the SMSF is responsible to pay all the usual amounts that apply to an investment property. For example,
Council Rates, Water Rates, and Land Tax (if any)
Interest and other loan repayments
Lenders fees
Repairs
Property management costs; and
Any insurance premiums & management fees imposed by the Property Trustee
這些錢全部都從SMSF裏走,rent也進SMSF。
但是如果借錢多,cashflow一定不好看。我之前做過客戶的SMSF因爲IP一直在貼錢的。
SMSF現在應該是可以借錢的,07年改了。
但是一定要確保那個房子不是你自己住,否則就成了in-house asset,會很麻煩。 |
