Australia's rental prices have risen in every state capital over the past quarter, with weekly rents spiking in Perth, Darwin and Sydney in the September quarter.

Across the nation median weekly asking rents rose 1.6 per cent for both houses and 0.2 per cent for units over the quarter, with Darwin renters paying 7.7 per cent more for a house and Perth renters being hit another 4.7 per cent.
Sydney renters are now paying an average of $520 per week, or four per cent more, for their homes, making it the second highest rent after Darwin at $700 per week.
'Housing shortages are starting to bite in Perth as immigration levels surge,' Australian Property Monitors economist Andrew Wilson said.
Over the year, Perth housing rents rose 15.4 per cent while the cost of renting a unit increased by 11.4 per cent.
Darwin also has the highest unit rent at $530 per week. The Northern Territory capital experienced a massive 27 per cent annual rental growth for houses.
Mr Wilson said the result reflected the effect of the transient nature of the workforce in Darwin.
'Nonetheless, the Darwin rental market continues to struggle with an underlying shortage of available housing.'
He predicts pressure on rents will continue in Sydney, Perth and Darwin as declining affordability affects first home buyers borrowing capacity amid housing shortages and population increases. |
