just got a call. I missed out.
Agent: "The vendor has accepted the other offer because they intend to keep the tenants which the vendor hopes."
Me: "I've talked to my family, we can keep the tenant as well."
Agent: "But you didn't put it in your offer. ... Very close, but the other one is cashed up, not subject to finance, building inspection etc. Anyway, thank you for your offer. I will let you know if I have others coming up."
I think the major issue is the vendor hopes the buyer to keep tenants who have been living in that house for nearly 7 years.
Anyway, I'm relieved from waiting.

I think she made up the other party's offer without conditions. Unbelieve, it is not because of my offer price but the tenancy issue. This vendor likes the tenants very much!

vendor likes tenant but vendor is outgoing so not vendor's concern...
agent is rude.. normally even if there is a higher offer, agent's should talk like this make you feel inferior?! agent normally just say sorry there was higher offer, why compare your terms with their terms?? rude, rude rude...

Well, she sounded polite and didn't mention my offer was lower at all, just regarding the tenancy.
